Depends on the state and what the licencing agencies allow.Not all agents request retainer fees.It really depends on the agent's demand.

Everything on it from practicing without a licence or failure to maintain a trust account to outright fraud. 

From reading through the proposal it seems as though if the home is a primary residence, you would just need to follow the proper channels of obtaining a licence, getting the proper insurance, etc.

I am assuming I can hold both licences, but would I be able to originate a loan for my home buying client?
