I really appreciate you taking the time for such a lengthy answer and am currently still working through most of your points and observations about the subject so thank you!

I could actually tell you how to calculate the taxes but, it would be too lengthy; however when you go on HCAD's website and retrieve the property information.

However, if you choose to invest in C-/D neighborhoods, that “protection” simply gives you ammo in a lengthy and costly eviction.

On the other hand... getting the property rehabbed and through inspections could get expensive and lengthy.

I deal with co-ops all the time and the process can be lengthy... therefore, I would wait until everything (sales contract, board application, loan commitment, etc)  is in line with your prospective co-op purchaser.

My RE Attorney just says it will be a lengthy zoning process but doable to get a variance.
