The building itself is structurally in pretty good shape, its a standard two sided roof structure (i'm not good with the names yet) which a fairly simple layout inside.

ive seen the home about 5 years ago and know the general layout and its potential ( it WAS kept up nicely), i dont see improvements costing anymore than 5k expecially since theres already long term tenants there.

@David Ounanian I don't think they do any formal screening, but they lay out their tenant requirements clearly on the site where people can schedule appointments and they ask three questions about income level, felonies, and past problems with landlords.
