It may be that most of the largest syndicators only take accredited investors but there are many of us who are happy to work with non-accredited investors under rule 506(b).

I would plan to pay for majority of upgrades with a line of credit.I have a few additional reasons beyond monthly cash savings to sub-meter the electric: 1) There is one thermostat in the house, controlled only by tenants in the largest unit.

As we celebrated the birth of our first born, and I worked from home, the walls closed in – so we went in search of a larger home and decided to rent it (we got just enough to cover the mortgage, but the taxes went up and before long, the difference was $100+/-month) …..and we took the first tenants who showed interest with $ in hand….which, unfortunately, were college students (The largest school in the nation , UCF, is 10 min away).

My partner and I are looking at one in Houston with the expenses and deductions totaling ~45% of the gross potential rent of the property:That includes 10% for vacancy allowance15% for planned and unplanned maintenance (lawn, CAM, repair allowance)7% for property management12% for Taxes and InsurancePosted deals often excluded expenses, so I want to ask the BP community for wisdom.Questions: To the experienced eye out there, how does those expense %’s look?
