Hi Drew,I looked at Kearney, and it looks like a nice small town, a long way away from the bigger cities.[1] Now you say you want to "Connect" and "Network" -- and ask what can do to provide value to others.Way too wide of mesh in your net...tighten it up--what do you want to get from others--focus on that vs what can you give to them.You cannot find a needle in a haystack unless you FOCUS on finding it.Don't worry about what you can give to others--it's probably nothing they really want or need.[2] Focus on making Business Friends...get invited over to Don and Betty Drapers house for a BBQ, or Christmas Caroling.Not friends like in High School, but Business Friends...You might be the youngest person there.Pull out our wallet and invite 20 people (you have know for at least 6 mos) to a chicken and corn BBQ at your place, if only 1 shows up--that's better than zero.

The ironic piece is that the Buyer's agent fee is usually paid by the Seller, so why wouldn't you take advantage of it?

Items such as HVAC, plumbing issues (i.e. leaky cast iron drain pipes), etc., can be paid out of that account.

I didn’t have the money to pay anyone to do anything so I did it.I remember one particular situation where I kept some of a tenants security deposit because he left the place trashed.As he called me screaming on the phone he left the place spotless, ironically I was in his bathroom scrubbing and sent him a picture in real time of his own pubes.Yeah… you got to get your hands dirty at times LOL.

We feel like there is still room for entry into the market for a house this size that has nice amenities (hot tub, BBQ, games, etc.), but are still a little uncertain given concerns about STR market saturation in the area, and potential drop in home values over the next 6-12 months.
