Thanks for the tips @Mindy Nicol, I do think MTR would be easier to manage for me allthough I do have time for a part time job, I see where you are coming from with repair costs and all and STR sounds like it can be a pain (I followed a few groups on facebook and have read horror stories :D ). 

I’ve been investing in the Tampa Bay area for over 20 years, with around 30 rentals myself, and it’s always inspiring to see folks like you diving in with such focus on cash flow.It’s amazing how buy & hold can really shift your lifestyle—I actually started out similar to you and eventually left my day job to focus on real estate full-time.

Long story short, my portfolio's equity has grown to the point where the return on equity is so low that it has forced me to consider selling my 14 unit apartment building. 4 years ago when I bought this property for 445k and I dumped in 200k and has performed incredibly well and rents have grown, the building is now worth around 1.1M.

This is better than not speaking with your aunt, letting the problem linger and likely worsen.From my experience, in New York, the ultimate decision will depend on many factors and Liberal judges (as told to me by others with way more experience in these matters) can rule in favor of someone with a sob story. i.e.

A swarm from what I read (this is google only not an expert) is over 1,000 bees and I would agree that is very problematic, whereas if its 10-20 bees that is a different story.

Now if only their newer developers would remember their mobile-first origin story when rolling out new capabilities like smart pricing that only works on a desktop.

I have had a fair amount of recent success because I offer a pretty high rate of 11% secured by note and deed of trust on my houses in va and nc  but want to hear other peoples success stories besides local meetups.

I know it's not as bad as some of the other stories I've read (like barking all night), but am I crazy in thinking that is clearly a violation of standard noise clauses by any reasonable measure?
