Although we'd like to get in to Multi's rather than SFR, we want to get some experience being landlords before tackling Memphis. 

Everything on the MLS and wholeseller sites seem to be priced high and I was wondering how do some of you veterans out there tackle this issue?

Monthly Income: $2,850.00 Monthly Expenses: $2,203.34 Monthly Cashflow: $646.66 Pro Forma Cap Rate: 7.64% The 2 family has lower cash flow ($300) and don’t want to touch.What would you say is the most financially sound way to tackle these two goals with the assets mentioned above. 

Let their accountant guide them over there and is there are specific challenges that come up then you can tackle them together but rely on their professional team for that type of insight.

At first, it's a mountain to tackle.

I am very handy but have never tackled flooring, cabinetry, countertops, minor plumbing etc.  

This helps you tackle the online world and the offline world.  

Ignoring them in my opinion has never gotten me anywhere, and the results have been overwhelmingly positive since I've decided to tackle them head on.

I wasn't really willing to tackle a larger project, but after being successful with my first rental for 5 months, I'm after something that is more risky, but will generate a higher return.
