The faster you get through this phase the faster you can put the place on the market again, and it's the 13th of October.

Hoping someone can explain or walk me through the logic and pros and cons of waiting for 1 to 2 years vs buying something now and potentially trying to exit in three years versus holding it a little longer to tide a bad phase if it does occur.

My husband and I are still in the “education” phase of our real estate journey, but we plan to buy our first propert no later than 2020 - quicker if we can save up capital faster than projected.
