I've had a bad experience with a Utah based company in the past in I've heard Utah companies have a bad rep - no offense to anyone here on BP. 

Your "go to" realtor can easily give you a good title rep to speak with as well as private money lenders, real estate attorneys etc. 

I have called the firms to negotiate but can't seem to get past a collections rep.

The rep from Geico made it seem like it was going to be difficult.The other 2 people on the deed will be residing in the home and are co-borrowers.They are not relatives, but very close friends who want to get into investing like me.

I think that rep probably is because many people try to get their start in RE by wholesaling and don't have a comprehensive understanding of how a rehab works or how much it costs.

Podcasts work out great for me as an outside sales rep for an aerial lift manufacturer.
