Are you going after Humidity or Temperature control?

Being in Houston though the humidity can just make it worse and worse.

Use an exhaust fan or open a window during and after showers to reduce humidity.

For me, I've lived my whole life in California so when I visit Texas in the summer, the heat and humidity absolutely kills me!

I will also add that we repair items immediately on the STR that we may let go for a while on the LTR (example, broken fence planks, paint (STRs get painted as soon as they show some signs of needing it, LTRs we try to only paint at tenant turn over)).The humidity at the beach may also be a contributor.

Carolina) the humidity keeps bamboo hydrated but the dry climate here in the west makes bamboo crack and split in the first year!

With that list I see, Humidity (rot), tornados, hurricanes and crime as a deterrent for several of those locations that might drive an investor elsewhere. 

I'm concerned that by the time the deal closes it will have sat through the entire summer of heat and humidity, rain and pests.

It is in need of a lot of repairs due to several roof leaks and sitting vacant in the hot and humid Florida sun.
