Rental inspections are common but really they are occupancy inspections focused on health and safety.

With a savvy realtor and attorney, you can put forth a competitive offer that still protects you by waving the contingency with limited exceptions to mechanical, structural, environmental, and health and safety issues.

Another troubling stat is that of the large number of the businesses that fail, a significant portion of those do so because of cash flow problems or because they simply run out of money to continue operating.If you don’t want your real estate investing business to be counted in the number that goes under this year, it’s crucially important that you have a keen understanding of the “health” of your business at all times.

My concern would be health and safety.

Have a trusted independent hazard insurance broker that doesn't require a year paid upfront.Have an inspection that can ALSO be used for county/city planning to okay health and safety codes.

Davis county is basically Salt Lake suburbs.Utah county:  Geographically constricted and full of tech and health care jobs.
