If the wind blows heavily, I used to live in Houston and now in Colorado-both high wind areas, it can easily peel at least several courses off.Low wage workers, and let's face it roofers are relatively low wage, are NOT CAREFUL in their work habits.

What we're looking to do specifically is to find a medium-rehab home, get it for a very good price, then flip it as-is to someone else for slightly more.The challenge is that every single-family home that we've checked out only needs light rehab and aside from that, it's habitable and ready for someone to move in.

I would definitely establish some clear cut boundaries with the tenant and make sure that she understands that it is above and beyond your responsibilities and I would not make it a habit with future tenants.
