Thanks guys, that's the way I've been leaning, but its always nice to have your gut feeling confirmed by the experience of others.  

My gut is saying this is more risk than you should be taking on. 

I would suggest that you follow your instinct and give them a option to move out with no penalty.

Trust your gut and move on.

Hi, I am looking for recommendations on investor friendly general contractor who can do gut rehab (interior and exterior) in Tacoma WA for 2 units (each of size 400 and 480 sq ft). 

Roof looks ok and siding looks ok, but inside could be a total gut.

My friend recently bought a gut rehabbed Pilsen multi unit that he will make money on when he moves out.

My gut feeling all along had been that this was the price range I should have been in.
