I don't know Ohio or Tennessee, but I'm happy with these returns for my first swing at bat.  

It's also about a 15 minute drive from my primary and I can easily swing by to attempt any repairs, etc. 

Throughout your time owning these properties there will be many variables that will cause a much larger swing to your bottom line than this.
