Hi @Paul Hillyard and welcome to BP, I am also relatively new and have about 6 months of REI and FI research including reading books, reading posts, and listening to podcasts. 

I currently live in a SFH in New Mexico that I house-hack and after relocating this spring/summer, I would continue to rent it out for 2-3 years then potentially 1031 exchange into another property.I discovered BP after learning about the FI movement which totally changed my life.

Let them know you're an investor, looking to get hold over policies on properties (fi you might do some wholesaling or flipping) but also let them know you're a buy and hold investor and want to start building relationships with your title rep.

It was time to re-fi a commercial property BUT FIRST the build out needed to be completed on a new tenant's space. 

Projected ARV is $170k which should be high enough to get us all of the invested cash out at 75 % LTV at the time of the re-fi.
