If not, regardless of what repairs you do the mold will likely continue to grow if there is too much moisture.  

They hold moisture which will destroy the brick and mortar, once cracks open they will grow inside them and make them far worse and there is also the rodent issue mentioned already.

Both because of the fact they clearly have no interest in maintaining the exterior of the property, as required of the lease, and because they had no interest in resolving the issue of the additional people living in the house, we decided to gently suggest that they might be better suited to an apartment and that we were willing to discuss some form of negotiation to move them on somewhere else.

- (See Photo 1) - At the back corner of the cabinet below the kitchen countertop there is moisture damaged wood and drywall, there is some biological growth present on the drywall and wood here

A potential difficulty is moisture accumulation below the surface of an older foam roofs so make sure it is dry 1st.  

Also, consider whether moisture is really an issue though.

(damn you a thousand times moisture!)

Unfortunately, tenants usually do not know how to install them.I've seen cases where they've been poorly installed directing moisture towards the home instead of away from the home.

If I see moisture there I look closer.

This works if the tenant is a good paying tenant & you have to have a gentle touch.
