With this recent cold snap, we've experienced a frozen pipe in one of the zones in our boiler that serves a 4 unit building we just closed on in August.

If a tenant runs off in winter, and cancels service, and you don't know, you could very well deal with frozen pipes.

I actually prefer the risk of frozen pipes- if a tenant's living there and Nat Grid shuts off the utilities, they usually figure out a way to get back in Nat Grid's good graces damn quickly!

In Bridgeport Connecticut where it snows and gets bitter cold we have to explain why we need to tune up furnaces BEFORE the winter hits to prevent problems like no heat or frozen pipes.
