He gets a break on his rent & is amazing with tile, drywall & now the odd frozen pipe!!!

With this recent cold snap, we've experienced a frozen pipe in one of the zones in our boiler that serves a 4 unit building we just closed on in August.

We got the report back today and found out that the house was not properly winterized by HUD  and two of the radiators must have frozen and exploded. 

If a tenant runs off in winter, and cancels service, and you don't know, you could very well deal with frozen pipes.

Morning All, we took over a 3 flat for management last week and it had frozen pipes the day we took it over. 

I actually prefer the risk of frozen pipes- if a tenant's living there and Nat Grid shuts off the utilities, they usually figure out a way to get back in Nat Grid's good graces damn quickly!

In Bridgeport Connecticut where it snows and gets bitter cold we have to explain why we need to tune up furnaces BEFORE the winter hits to prevent problems like no heat or frozen pipes. 

You have caused me great loss and agony...I had to sell the home at a loss with all the pipes frozen up because I did not have any money to fix the roof/windows/furnace and all the other issues as got scammed by you!!

Credit can be frozen, and called due.

- Are there any additional things I should make sure are covered in an old house like this (e.g. coverage for leaking/frozen pipes, etc)?
