Company aims to be Industry Leading Property Management software for Mid to Large Property Management Companies/Portfolios.Propertyware is a very robust system and way cheaper.

But I think they are great solutions for mid-low end rentals. 

Depending on the specific area, you can generally pickup a duplex for mid $300's, a triplex for low to mid $400's but most decent fourplexes are going to run $550k-$650k.

@Nikki ClosserVote with your dollars invested ( and real estate taxes committed to be paid).Don’t support cities that make choices that break down the rule of law, destroy contractual agreements and ultimately the trust of the people that have committed their livelihoods to invest in their locality.I would be interested if someone had a list of cities doing this - it may be helpful for mid/large investors to know what (major) cities are effectively not ensuring landlord stability.In fact I might take this up as a side project 😆

I always suggest looking for mid-markets mainly in the Midwest.

I like ETFs for mid-day pricing. 

I only have a few single families, so maybe for mid size apartment buildings it makes a difference. 

@Ray Lai  the issue with this market is there simply is not that much distressed real estate.. one would need a formidable war chest to really make direct mail work here. 

Primarily, I'm looking for mid-larger multifamily property.
