I am looking to buy investment properties in WNY and finding it hard as a non resident alien to source a mortgage for several reasons:1 The amount I want to borrow at any one time is only around $30K-$50K - ie to a lender, not really enough to justify the extra exposure to a foreigner.2.

Maybe that is too strong but here is the logic.An OH company has to be the owner or a foreign company (PA LLC) needs to register in OH before it can do business.

If you have the entity set up first then you stand a chance of having the deal close in the business name (and recorded on the title).Assume that the business will have to be in OH or if you set the business up out of state you will have to register a foreign entity in OH.Lenders in OH who lend locally will expect a local business address and other details.

However, northwest San Antonio is exploding with growth, most of the buyers being wealthy foreigners from Mexico, its as if the subprime slime doesn't even phase the Austin and San Antonio markets, I love seeing even 8-12% /year gains on this current slowdown where Glendale, California people are selling 50-60 K below market value just to be able to sell.

Dubai will care where the cash came from as money laundering and other crimes are still a crime there.Dubai does not tax foreign nationals for a period and there are other tax laws that are designed to encourage investment.At the same time the US tax laws still apply to any US passport holder or holder of a US green card.
