I spend a total of 5 days a month performing maintenance related duties(replace flooring, windows, plumbing issues, ect.).

We do lower rates, and I'm curios if others have run into a "floor price" below which you just get problem guests.

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

Some need new furnaces, flooring, and paint.

Knowing this space well is important imo.  

That's already in the law and applies to floors, windows, lawn, etc.

And I may get multiple bids for the same work, like multiple paint bids, multiple roof bids, multiple flooring bids, etc.

Over the course of a weekend—and fueled by beer, food, and sledgehammers—we completely cleared out the space.
