Especially when it comes to the permit side of things.My initial plan is to ask as many questions as possible and to search for information so that I'm at least somewhat on the lookout for some of these snags. 

Parks with few or no park-owned homes are easier to finance.

I'm kind of conservative for this crowd but there may be value in taking the time to save up a down payment if a HELOC won't give you enough and you can't find creative financing on a multifamily. 

If you do decide to start flipping homes- as a new investor you can either self finance with all cash, or you can contact a commercial lender like myself and expect terms to be 75-80% of the purchase price with 100% of the rehab financed through a draw.

To be as fair as possible, I'll let everyone know who would have qualified that the unit has been filled and is no longer available.

My client and I settled on an offer of $405k with all contingencies in place (inspection, appraisal, financing).

Look at photos, and look for homes that look as similar to yours as possible, in quality, condition, style and size.  

This project taught us the importance of being flexible and willing to invest more when necessary to achieve the best possible outcome.
