One of my favorite programs can finance property values down to $75,000 - however, I've had exceptions granted for clients with lower values as long as the loan amount stays above $50,000.

What I'm trying to understanding better is creative financing, analyzing the surrounding markets, making connections, and many of the other industry-specific concepts that can really only be learned through real-life experience.The idea of REI came about between myself and my friends because one of them has access to a large amount of capital that he received from his parents as a gift.

So, putting one and one together, my fear is that you'll find yourself in an unattractive location with plenty of competition so the risk is you'll have to rent very cheaply to get occupancy and there's no guarantee that even that will work.Brandon and David keep repeating one of my favorite sayings in the BP podcasts: "How you do anything is how you do everything".

From the tax standpoint, unless you signed a contract entitling them to partial ownership or income rights on the property, you essentially gave them a gift when giving them the funds from the sale.

They pretty much do exactly what you are looking for.This or you can get involved in a "pooled" investment (not my favorite option) but depending on the deal this might work as well
