You can join Facebook groups and even on Meetup you can find investor groups. 

Most markets will have some sort of local STR host group on Facebook you can join, or I would even do a quick search via Airbnb and find a host that way and message them and ask them to lunch or coffee to pick their brain.

I do agree with the point that alot of subs (especially from facebook, craigslist, etc) not being able to even pay for materials upfront or front a week or two of labor.

I've had success selling the vacant land I'm picking up on Facebook Marketplace but recently it seems to have really slowed down.

Go to meet ups, ask for refers, Facebook is a great tool for look for recommendations too
