Go to your town clerk, and look up all the information on the loans on the owner and the property.  

Then, if you decide to explore a mentoring program, you will have the background knowledge to actually evaluate it and make an informed decision, and you'll be able to speak the language and ask intelligent questions.

-Opportunity cost: A 7% interest rate isn’t great, but if you think you can achieve returns higher than 7% by buying another cash-flowing property, paying off the mortgage might not be the best use of funds.Now, let’s explore saving to buy another property:Investing in a Second PropertyPros:-Diversifies your portfolio, reducing risk if your Palm Desert STR underperforms or faces challenges (e.g., stricter regulations or lower demand).

What type of strategies are you exploring?

Several options you can explore to get the down payment capital: Solo401k; HELOC on personal residence or from equity of the SFR; Cash Value Life Insurance Policy; Business Credit; Private Lenders, to name a few.

So Just spent 2 weeks in Costa Rica,  stayed in three different towns all on west cost.  

I will say we are way out of town with just a small market close so it makes sense to have a fully loaded house.We only provide 2 small soaps and 2 shampoo bottles in each bathroom.

The insight about ARV being influenced by nearby single-family properties is gold—makes total sense now.Right now, I’m just exploring Sacramento and trying to learn as much as I can.
