I will Also do take into account the fact the refund window is impossibly short at 3 days for anyone not 75 or older, how you can decide if you are satisfied with a lender inside of 3 days for finding a deal, and doing the appraisal etc is beyond meYes, they are a scam as I tried using them and besides getting locked out of my account constantly, which seems to be from their side of things from how they made it sound, they have rather unrealistic requirement's (Comps that none of the local realtors or other lenders use for one thing i.e too narrow),or the fact they expect total rehabs to be done inside of a month or 2 and then the property should sell instantly after that, they want all of that done in the space of 5 months, even deciding a property is something else entirely, deciding that other homes are businesses (Like a bike shop) even though they are clearly residential SFR or apartments.

Normally I could just wait, but during my approval for the offer, I had to lock my rates at 6.25% FHA and the rate lock period was over around the 16 of July.

Basement: If it's unfinished, it might be best to lock it off, use it for storage and cleaning supplies, and only provide access when guests need to use the washer and dryer.Size: 2/2 is enough space for most of the guest traffic there, especially if you can fit in a bunk bed.Well water: It's super common here.

I believe the manner that she locked the door that she has locked herself out.- overall "damage" is very minor as it will involve cleaning up after her, taking out her trash, and carpet cleaning throughout ($200) to get cat puke out of carpet- odd note was that she has a huge real Christmas tree which she left....who buys a Christmas tree if they intend to leave - confirmed via talking to her mother (emergency contact on my pet agreement) that she has moved to a new rental property- I have not filed the 3 days quit or cute as I'm concerned that the terminology indicates (perhaps I'm reading to far into it)that if she leaves the lease will be terminated.

The market rate for a full-service STR co-hosting company is 25% gross after cleaning fees.On average the following would be included... 24/7 guest communication, vender oversight, weekly updates on the OTA listings, make sure maintenance and deep cleanings get done...but owner pays the expense, stain removal on linens, marketing the property, keep supplies stocked...again owner pays the expense, keep property guidebooks updated (digital copy and hard copy), security (locks, cameras etc.) oversight, bi-weekly pricing software management, walk the property regularly, provide monthly reports, and obviously any guest problems that arise time to time.
