can you use the MTR or STR strategies to boost cashflow?

With insurance premiums for apartment properties increasing so dramatically in recent years, I am leaning towards trying to save some costs by increasing my deductible to the highest deductible possible.

This will give you a trade line history and boost your credit. 

Immediately jumping to expressing concerns about "being out on the streets" is very dramatic.

It's a nice advantage that you have a background in property management but naturally the first step here is to keep saving, pay down some of your debts, and boost your credit score. 

Offer to pay the neighbors a reasonable amount say $50 - $100/mo. as they're doing you a GRAND favor helping you and besides that extra money may aide with commuting costs to work or a boost to their monthly budget or a their savings account!

If that was adopted wait for the seller agent collusion lawsuits where the listing agent boosted the buyer’s offer to get a higher price.
