These problems cause most landlords to sell and exit the business because it is emotionally draining - if you let it be.

Clogged drains and toilets, etc.

- Drain pool, cover pool- Run HVAC for 10 minutes, AC/Heat- Leave refrigerator slightly open- Run all water fixtures and flush toilets a few times- Drain and turn off water heater - Have gardener specifically look for rodents intrusion Any and all ideas on additional long-term storage welcome.

I have a drain cleaner (Again a main guy and roto rooter as plan B).

If the 15% down drains every investment penny you have, how will you cover closing costs or repairs?

This is an unfortunate, emotionally draining experience and you should let a knowledgeable eviction attorney bear the brunt of this.

@Dan StrandbergUnless the process is different there, the inspection should include identifying the type of septic tank and drain field/system; evacuation; checking for cracks/roots/deterioration; type of material tank is made of; if it’s level; size of the tank- is it large enough for the number of bedrooms; whether it closes properly; whether water run through it drains properly; that the ‘hatch’ closes properly; setbacks from the home/boundary etc; and whether both septic and drainage meet any existing regulations.Hope this helps!

As an example, we have started a sewer and drain cleaning company because of the amount we were spending on it. 

FWIW, all drain/waste plumbing in the house is PVC, including the main sewer line.... right up until it disappears!
