From my perspective, "bird dogging" for someone in my area would be ideal - I think if I knew what an investor wanted and where, I could find it for them.

If you only have $2k to invest, wholesale or be a bird dog.

I've networked with a few investors in town and pretty much explained to them I would be there bird dog as long as they walk me through my first few deals.

Using a trusted 'contractor' is anther route but again what happens when one part of the relationship (e.g. does not fix something urgent on time) gets rocky.

Other favorites lies to deceive a seller are "subject to my partners approval" and your dog can be your partner.

I don't want people dogging on other people and acting like know it alls because the most valuable lesson I learned was what I didn't know.
