Hi Everyone,I have a unit whose gas wall heater just got tagged by the gas company for leaking CO.  

If you raise them with a silver spoon and give them everything they want, they will feel entitled and it does not matter what is in the docs.

My bedroom ceiling started leaking...I put a pot on the floor to catch the water and called the landlord at 11PM.

You don’t borrow what could be a life-changing amount of money from a friend and have them obtain their docs through a title company, @Lynne Castillo.

Its a limited doc program 

I have been a HOA board member and have to strongly agree its best to stay clear of HOA communities that have HOA docs/rules that clearly prohibit STR.

Can definitely get a line of credit upto 85% going full doc 

The majority owner should be required to sign reps & warrants at closing to be personally liable for them.You didn't mention checking the plumbing - hidden plumbing leaks can cause more damage over time than just about anything else!

But if your friend is not the actual buyer and signed the mortgage docs this could be impossible.sell in 2 weeks for cash. this can happen. as stated a above payoff the loan in cash now.If your friend is in title to the property they can file BK  which can be pretty devastating to someone long term but gives them time ..

Toilet leaks, some stuff like that.
