Also - unless you are in a tourist destination that deals with STRs as a matter of routine, good luck getting a local police officer or sheriff to force your guest to leave regardless of how long their reservation is for.

I have family in Destin (45 mins west of PCB) with a STR beach house and just spoke to them yesterday.

More importantly, putting aside climate change considerations, I don't see Miami not being a vacation and second home destination within 20 years for a simple reason: you can't get closer to the equator within the contiguous United States.

For those with multiple properties, you may have other choices to make and or issues to face if this goes for an extended time, however, I really believe that once we get through this, the Vacation destinations are going to explode with business.

@Sasha Josephs just for a reference point to start at, the Fort Myers/Naples area has some great areas to invest now for SFR's, but for vacation and destination STR's Kissimmee and Pensacola are a great place to start!
