The good thing also is since you filed BK7 and was discharged, is that they can not file a judgement against you if they do not fully recoup the debt outstanding. 

I guess I'm curious what your own threshold is before you say as the property owner "just replace the damn thing, eat the upfront cost, and stop sending someone out there to unclog the sink."

On 7/16/2018 officers visited the home to serve outstanding warrants on drug trafficking charges on the tenant which turned into officers getting a search warrant of the property.

It is below market rent because the tenants knows damn well they can't move out somewhere else and pay the same so they're going to stay.

They are forcing landlords out of business, so make sure there are no outstanding violations and that it's been inspected recently.
