As you can imagine, this almost completely leaves the burden of due diligence on the buyer, and a lot can go "unmentioned".You'll often encounter tenants while on showings, and you should take every opportunity to politely introduce yourself (first name) and ask them about their experience there.

Well, history shows what happened both in terms of marginal tenants ultimately getting hurt (as did many landlords) and the Supreme Court ruling the Eviction Moratorium as unconstitutional.I see the whole idea of rent control, which is just another form of government invasion for political hopes, being bad for everyone.

I would also consider in finding a polite way to inform her that if for any reason, the tenant defaults on payments, that she will also be held responsible for any un-paid rents.
