When crude oil prices are low, there is less money circulating to pay for the work that needs to be done. 

I've seen this circulating the web and have noticed a consistent theme here....All the comments on BP, Facebook or instagram that I've read are from actual STR owners and they all say the same thing "I haven't experienced this at all"This was posted by Nick Gerli using some source called AllTheRooms which is not a reliable authority on STRs. 

Thanks for the responses guys....I wouldn't say the houses have been selling slow, but they haven't been flying off the shelf either....I guess I'm trying to wrap my head around the value of a top realtor in the area for the cost (30k).....like you said Jay all of our properties are on the MLS and get circulated to all the RE sites/social media, so I'm not sure a realtor could help with that....I guess the main question is how much influence does a realtor have over a buyer?

You have to leave some space between the foundation wall and your interior finish, and make sure there is a way for air to circulate in that space.

That is one of my major concerns but I am interested in any other issues I might have missed.Paying off your debt takes some of your cash out of circulation.

This "bulk REO" is just a bunch of malarkey when its someone circulating a "tape".

I'd double check the list circulating.

I would earn money as I was learning.. you will then find all the investors you need because your IN THE BUSINESS not circulating on the fringes or hoping to find someone at a meet up.. but that's just me of course.. most folks will think meet ups RIAs and internet is all you need.I did not start investing until I was 30ish.. after establishing myself as a top producing agent and making big bucks and saving big bucks so I was properly capitalized..By then I had a very deep rolodex of clients I had either sold property for or sold to them.being in the bay area some of them owned software companies etc... so raising capital was very easy.

Including 6 plate boiler, burner, one circulator, and some plex and copper usually.
