Also the property is very close to an expensive private college and I think a few large 2 bed 2 bath units (combined 1 bd 1 ba) will make a killing as they would be the only ones of that type in the neighborhood.Also im looking to owner occupy as well so I would like to have access to lower rates available for a 1-4 unit property.As an aside, I know rule #1 is not to get emotionally attached to a deal. this house is perfect though as it has a large parking area and 3 car garage in the heart of a dense turn of the century area, quite hard to find in the city here.

If it didn't sell I'm almost certain that its still available alot of the Hud homes it seems that Hud is starting to assign them to individual Realtors "mike phillips" with Century 21 All Pro used to get just about all the HUD listings I would look on bidselct and if you can't find it I have a awesome Realtor who could help you !

Just yesterday I received information on a Homepath NOO mortgage from Century 21:90% LTV, 30 year loan0 point-option available1-1.5% typical closing costs (FNMA may offer seller concessions to cover this)60 day closing is typicalI've read on here that Homepath financing "is expensive" but based on this information, I don't see why so many are saying that?

I've used (All Sherwin Williams) - Softer tan (Bright white trim)Macadamia (Off-white trim)Biscuit (Bright white trim)All ceilings are plain, boring white.I personally would only do multiple colors if I was trying to do a mid-century modern house.
