Any truth to this? 

I am sure there is truth in this, if attendance jumps- people eat around the stadium and also vacation to LA to see the possibly greatest player.

I always run my own comps, crunch numbers and then ask them for the real numbers and am frequently disappointed to hear the truth lol BUT I'm very grateful that they don't pad numbers or try to get my to buy something that doesn't pencil out well just to make a commission. 

I want and will be in compliance to the fullest extent of the law, but to be truthfully honest, I dont want to go any further for this particular renter than what I am legally supposed to do and I want to be ready if the late night plumbing call comes and I am on vacation.

Now the truth of it is this probably is newer bf or his stays have been increased from before... nothing wrong with that but it's changed the lease.

Based on what you posted, There is virtually nothing that this tenant told you that has been based on truth or fact .

The unfortunate truth is that someone could also pass away due to accidents and this should also help protect both partners in such an event.
