I highly encourage everyone to view the property before putting money down, but that's not ideal for many of them, so I do allow them to rent "sight unseen," but I am very open with them to ensure they don't show up and back out.1.

That's the real difference that will allow you to make educated decisions.First let me say I agree with @Greg Scott - starting with 500k is quite a bit different than 25k or 50k and should be treated as such.

This will allow you to get in the way of appreciation. 

Use caution when borrowing against your stock portfolio, especially if it's a high volatility portfolio comprised of individual companies.

Those failures are  more negligent than a PM allowing a guest who paid with expectation to stay at the house to remain there in the middle of winter when they arrived on a Friday evening as you described.For now you will have to rely upon insurance, I don't believe the PM acted unreasonably given the circumstances.

Also - lots of flippers allow their contractors to order materials but direct them to the supplier they want them ordered from! 

Following Up + More details: @carolineOur utilities were also opened using an LLC but since the power had actually been shut off the problem mostly came from ICE sending someone out to turn it back on plus installing a new style meter (which had to be approved by our HOA but that was another matter entirely and not particularly difficult).Opening a bank account with BCR as an individual is easy and you can get an atm card in about 3 days but you will be limited to holding only a thousand dollars in it.
