The first 8 years of depreciation recapture are yours, the remainder are half (or whatever %) thiers and their capital contribution was x when the property value was y, but we sold for z and who owes/gets what?  

Sell to Them at market value....X down, Y interest, Z years.  

My concerns with the market are demographic - low growth, aging population, and economic - there's not much job growth to attract or keep working age residents, especially Millennials and Gen Z. 

I have a similar clause, but I am looking for something that temporarily permits John Smith to temporarily occupy w/mutual permission of tenant and landlord for x days, between y date and z date, to vacate on or before date q.Something like that.I have a tenant that is asking for a nephew new to the area and is just starting a job to stay for month while he saves money for an apartment.I owe it to my other tenants to vet him, but I also want a very clear agreement as to how long he may stay.  

I hope in your case that your borrowers are not using the money for personal, family, or household uses.The Official Staff Interpretations for Reg Z (Dodd-Frank) specify your exact scenario in at least two ways: Section 226.3 - Exempt Transactionsii.
