I do not invest in actual turn key, but i do invest in properties that 80% ready and all I have to do is just perform a clean and some touch up paint.

It's a little odd that a PM where I bought a house through, paying leasing fee and future PM fees charge me 10-15% to order a paint job. and I agree, the house doesn't need a facelift, it needs some touchup to be rent ready.

Also, we just came to an agreement at $2,100 per month - I don't think they were going to leave if I called their bluff and maintained rent at $2,200 per month, because it would cost them more than that to move, but I also realized that it would probably cost me $1,200 to get the unit back rent ready if we have to fix any cracks and paint touch ups etc.

My single families are averaging 4-5 yrs, but typically have a month down (also because longer stay means more touch up work).The key is to make sure you have fairly strict rental standards when you lease up.

The tenants appear to take care of the house, but there have been at least one repair per month, including quarter-size paint chips on the deck which they want us to touch up paint.
