I am literally swapping a multifamily property for someone else's multifamily property, and we both want to be covered by a 1031 exchange.

We'll swap insurance policies effective at closing, and we plan on flipping this property within 3 months. 

Playing the title swap game completely eliminates the asset protection you're trying to gain by holding property in a corporate entity.
