That was only a few years ago while Williamsburg has been hot for awhile many areas have recently become very expensive....You may also consider some affordable areas in the Bronx as long as it is close to a subway you should have a large pool of tenants to choose from so if you do your screening right you could have a high occupancy rate...

Ideal situation would be to buy a place that's a little outside a 'Good' area, but could be close to a change.Near a SEPTA subway stop.Foreclosure or bad interior is fine.Want to rent it for a bit, and then maybe make a move.I realize I am looking for rehab gold here, but I am just interested in the hunches of some locals.

She actually only wanted to add a window in the w/c, weird but oh well, and subway tile as a backsplash instead of the glass tile we were going to use (which cheaper)contractor said it wouldn't cost us much and wouldn't lengthen the time to finish.

Looking at the comps, white counters are whats selling with european brushed nickel pulls. 4) They also have white subway tile backsplash, you just have a 4" matching backsplash, no tiled backsplash. 5) All the comps I list below do NOT have carpet in bedrooms, while yours does.

Also had another project near subway station w/pedestrian traffic that sold fast (in NY it’s an added value). so I would guess that it’s depend how the location of the property compare to streets layout/road traffic/neighborhood etc.

Hi there,I am looking for a building in Brooklyn to buy so I can use one unit to live in and the others to rent out.This is what I found today:- Purchase Price: $1,350,000- Units: 7 (5 two bedrooms / 2 Studios)- Rental Gross Income: $94,500- Expenses (inc. taxes, mortgage, insurance, $5k/yr for repairs and utilities): $31,000Others:- It is close to the subway and a beautiful park- The area projected to go up in value- Units rent <$1,000 per unit, which for New York is really low so I imagine I could increase the rent in the futureWhat do you think?
