EXPECTATIONS need to be laid out in the open right out the gate in writing. 

I'd love to adopt the fractional / co-owner investing model and scale it for business, but I see this is as a huge gate if my debt is disproportionately growing faster than my share of the asset.Would appreciate any insight and strategy for this game, thanks!

These items can be depreciated over 5 or 7 years: Fixtures, furniture, controlled access gates, alarm systems, computerized systems, security systems, movable partitions, etc.This accelerated depreciation strategy allows the property investors to immediately reduce their tax liability and in turn, increase their bottom line by offsetting income.

Thankfully the property already has a back entry that I could just make an automated gate though I don't think that's worth it. 

I actually think you are way too new to even start thinking team, you should be out there building relationships with other investors and learning before you make asks of people who will think you are too new to work with right out the gates.

After a day of analyzing the numbers, while also getting pricing on automated gates, kiosks, etc, I came back knowing the highest I could go was $520,000 so I started with $510,000.
