If they are legal to live and/or work in the US they will have the proper paperwork and be issued the proper numbers to track them and run checks.

you have to find an off market deal that is distressed but not too distressed, buy it and close on it, have a contractor that you trust lined up to rehab it, oversee the rehab to be sure it stays on track, get it rent ready and then rented out, and then / in parallel refinance.how will you execute those steps in any market?

Looking for some opinions please..I am on track to close on my second investment property (3/2)  in a few weeks or so with flexible plans for the Seller to rent it back at a discount for a couple months. 

The reason why "large developers"  finance their real estate with ease is (1) track record; (2) balance sheet/liquidity;  (3) Global Cash Flow.

Featured Agent seems to go against that positive track record.  

I personally never did one of the high-cost courses, but I do think it speed tracks your journey. 

I am glad to hear others are doing well with Sec 8 but in my area it's a fast track to ruin.
