I work in Film and TV with just closing on my first property: a Duplex in Davenport, IA. 

I rented one for over a year to a Hollywood film worker, always out of town or country working. 

As many of you already know my team (with the help of many members here on Bigger Pockets) made a documentary film about the fraud allegations against Clayton Morris, Morris Invest, Bert Whalen and Oceanpoint.

He went and copyrighted it after the fact so he could sue me and try to get YouTube to pull the films down. 

People were kind of up in the air as the the legalities and necessary steps required to eb able to film in the residence as it may be considered invasion of privacy?

I could leave it vacant and sell at a later point - but I would prefer to make some profit off of it.Would renting out during the day for filming / porn / etc be safer from a liability standpoint?

We will be doing a lot of filming at our booth! 

The schools are great and not a single rental is empty and "HGTV" is about to film season of Hometown in that county.

My wife works a traditional W-2 job, but I receive a plethora of 1099s and W-2s from all the different freelance jobs I do in the film industry.
