Title issues tend to be the fact pattern where properties are truly not financeable but that's rarely the case when you see the "cash only" adverts.Ultimately, proceeds will be transferred through a title company and its not as if the buyer is showing up with a duffel bag filled with cash.

@Nicholas Stout Normally when I hear landlords make the conscientious decision to "convert" their properties to Section 8 rentals, they have a real estate problem wrongly diagnosed as property management or tenant issues.

Like @Sarah Miller and @Marcy Albrecht said, you can buy places within the city limits but it's still about location. with that said, i'm always looking out for my end game. one of the issues with buying in certain parts of canton is that when you decide you're done, you may not be able to unload your properties.

Like anything it has to stay balanced but small gestures go a long way in reducing turnover and mitigating many "would be" issues. 

The moisture issue and structural issue need to be addressed and you can do so before the insurance adjuster comes out.

You are micro-analyzing the minutia of each offering, but that's not really the issue.

Depending on what the issues are with the credit scores I might consider lowering my credit requirements.

to be clear - lots of other issues, lots of other challenges, and BRRRR is difficult right now with interest rates so high. 

Such exciting news, but I will sadly be departing from this home in the next year or so as I plan to buy another home to move into or an investment property I haven't ironed out all the details yet.
