With the economy of scale in multifamily, each additional unit nets you a little more than the last, as a rule of thumb.

Realistically you would expect the house to continue to appreciate during that time as well... even if at 3.33% appreciation - that is another $50,000 in appreciation you would make in the 3 years - give or take.

If you were to get an STR, I would highly suggest the the property is in an area you can drive to within a day.

Resist the temptation to chase the average home buyer and seller that likely 100s or 1000s of other "realtors" are doing in your area.
