Not only did the Casinos rebuild, they expanded - Casinos bought additional large areas of land from adjacent residential neighborhoods from homeowners whose homes were destroyed and whose Hazard Insurance refused to cover "Flood Insurance."

The casino is bringing some gloom to retail tenants who fear that the casino will strip some of their business, and the industrial/warehouse tenants lament the inevitable traffic woes.

This is a business not a casino and if it comes to a bird in the hand versus a gamble I think you are suppose to take the profits!

All too often it is easy to become emotional in a deal, which clouds logic, similar to being at a winning table at a casino.  

It is home to 3 major sports franchises (Indians, Browns, and Cavs), #1 Medical Institution (Cleveland Clinic), Casino's (MGM), Amazon Fulfillment center, Malls, rapid transit, Universities, etc.

I haven't verified them but the numbers are good.In the Boston area I'd look at Everett for flipping 3 families in to Condos in front of the casino.  

I have a very nice little 4 acre piece I bought in Northern CA back in the early 90's that if I used cash flow as a determining factor i would have never bought it for 27k and suffered negative cash flow of 200 a year in tax's all these years. but I would not also own a property that has just been zone mixed use residential next to the largest casino in CA...  

The coast seems like a lot of places are renting too low, but then again, not a lot of employment besides hotels and the casino, I guess.Have a couple of guys want to buy out there bad, but I'm trying to figure if you've got much pricing pressure as a landlord. 

Las Vegas is my niche, as like most visitors, I decided to try something else than losing money at the casinos.
