I just had a client close on a 3/1 and he has adapted it for STR.  

The investor needs to adapt.

I always wanted to have a business of my own and real estate is a timeless business which allows one to adapt as times change.

I was raised in a household where both parents worked 9-5 gigs and never promoted the entrepreneur lifestyle, although my dads family were business owners he never tried to adapt.

My definition of a dependable passive income is as follows:Reliable - You continuously receive income in good and bad economic times.Inflation Adapting - Your rental income increases faster than inflation, so you have the additional dollars you need to maintain the same lifestyle.Persistent – The income continues for a long time; you and your spouse will not outlive the income.To meet all three requirements, you must follow a process.

I find adaptive reuse a great opportunity as well.  

Lesson learned here, adapt to each property!  

There's no reason you couldn't manage the job, while hiring a general contractor and subs for the work.MY son has a friend that is a parplegic, and he competes in freestyle motorcycle events, of course it's not exactly the same as before his accident, but, he has adapted to fit his circumstances.

And FYI it much more common when creating businesses to use a broad description such as "real estate investment, all business incident and related thereto, and for any other lawful purpose" so you don't need to keep changing the LLC docs as your business adapts.

Make sure it looks like something you can adapt to.
