And my contract with them expires in a week.To make a long story short, there were other issues that almost scuttled the deal, so the broker finally said, OK, we'll do it for $180K then, I'm so tired of this, so I be done with it without making anything.

I was going to chalk it up to "whatever" because i'm tired of dealing w/ crap and this is almost over... but now i see the deposit could potentially be owed by me since i bought the tenant. basically.. there is not a lease agreement.

I am using a credit repair company right now and my credit score went up from 580 to 620, which I was very happy about, but then I had to buy new tires and opened a new credit card with the available balance of 900 and had to use all of it.
