Or, put in another way, we get more interest in us renting a property and giving it back to the owner as opposed to a landlord doing all the management and then asking us to occasionally do maintenance on the property.

Knowing the future structure is good and planning is also good, but if you are spending the majority of your time, as it said, on structure and not real estate, your reps are being put in the wrong workout bin.

If the electricity is shared between two units (and on one meter), it may not be possible to have it put in their name.

They are very good at weeding out tire kickers, and their fee, for all the time they put in, is reasonable.  

If you don't hear from them before Aug 1 (ie July 31 when they should contact you to ask for keys), check if utilities were put in their name and if not, then Aug 2, tell them that you are re-listing it and the lease is null and void.
