I apologize if there’s typos or anything.I’m writing this as I’m going to bed after speaking with the girly about it and thinking it over for a few hours and still not making sense to me.

Many moons ago as a young buck I rented a multi-fam unit from a guy who was house hacking, and to me it always felt better writing a monthly check to a PERSON rather than to some big faceless PM corporation sucking in revenue from the little people like an evil slum lord vampire. 

Protect your self and have it in writing.

I also worked in the university writing center both during my schooling and a little post graduation, so I'm fair on the English end (so long as I'm using a full size screen and a real keyboard- thumbs and tiny letters do me no favors).I have worked off and on in home repair/renovation for family for most of my life (houses ranging from new construction to a 160 year old victorian).

I know it sounds like I'm splitting hairs but some banks write HELOCs in their residential department....which won't write Investment Properties.

Dont put anything in writing... ever.

If you have a $60,000 loss, the claim check will probably be in the $30,000 range.The second issue is, some of the Insurance Carriers with better rates do not write ACV only RC.   

I'll make sure to take pictures and write notes on the stuff I find fishy.
